Quality of Building in Construction

When it comes to construction projects, finding the right balance between cost, time, and quality is essential. It is possible to have a project that is of high quality and low cost, but doing so will take more time. It is also possible to have a high-quality project completed quickly, but doing so will cost more. If time and money are both limited, the quality of the product is likely to suffer as a result. Sometimes the client is more concerned with getting the job done quickly or at a lower cost than with getting the work done to a high standard. It is only possible to achieve a very high-quality standard if enough money and time are allocated. Specifying a very high-quality standard is not a realistic option in pursuing quality in building projects.

Investors in Nigeria’s building and construction business have made significant profits on numerous projects over the years. Still, recent accidents at some construction sites are beginning to damage their trust. On the other hand, professionals in the industry believe that quality construction can help maintain investor confidence.

Despite formidable hurdles, the industry is thriving in terms of expansion. According to the National Bureau of Statistics (NBS), the sector increased by 4% in the second quarter of 2021, with an anticipated annual growth rate of 2-8 per cent over the next four years (2022-2025).

However, in the last five years (2016-2021), the same industry has seen four significant building disasters, raising questions about the construction quality of some of the country’s ‘beautiful’ structures that dot the landscape of the country’s cities.

The collapse of the Lekki Gardens 7-story building in March 2016 killed roughly 34 people; the November 1, 2021 fall of a 21-story building in Ikoyi, Lagos, killed 45 people, including the developer; and many more before this are big sore points in the business. They damage institutional and foreign investors’ faith in the luxury high-rise property market.

Any building should be given the right and good team for quality construction. Construction is not a one-person show but rather a collaborative effort. The project should have sufficient human resources. The structure and finishing should be thoroughly checked and controlled.

Because it has such a significant impact on client satisfaction and corporate reputation, quality is one of the essential parts of construction project management. As a result, project managers should go above and above to ensure it for every project they work on. While some clever methods will help, investing in a construction management software system will cover you completely.
